Notes Coffee and Kawaii to Join Expanding Food & Beverage Offering at £850m Station Hill, Reading

October 2024

Reading, UK – Station Hill, the landmark mixed-use development in Reading, is thrilled to announce that renowned London-based coffee roasters and bar chain, Notes, along with the vibrant Japanese restaurant, Kawaii, will be joining the expanding food and beverage offer, with both set to open their doors in the New Year.

Notes, which operates 12 outlets in high-profile London locations and features its own roastery, has signed a 10-year lease for Unit 3 on the ground floor of ONE Station Hill. This prime location facing the train station is expected to attract rail users and enhance foot traffic throughout Station Hill. Notably, this marks Notes’ first venture outside of London, showcasing confidence in Station Hill as a flourishing destination for living, working, and leisure.

Bringing a delightful selection of specialty single-origin coffee, Notes will also offer a range of wines, cocktails, and seasonal food. With a focus on brunch by day and small plates at night, Notes aims to serve the local businesses and residential communities, as well as visitors to Reading.

In tandem, Kawaii will make its debut at Station Hill, having signed a 15-year lease for one of the restaurant units on the ground floor of ONE Station Hill. This unit will be transformed into a contemporary dining space with outdoor seating, featuring high-quality materials and imported crockery from Japan. Kawaii continues the tradition of celebrating local heroes at Station Hill, as it is a proud member of the local Osaka Restaurant brand located in The Oracle shopping centre. Kawaii will offer a wide variety of traditional Japanese dishes with a modern twist.

Together with Siren Brew’s RG1 Bar, these new additions represent approximately 40% of the lettable retail and leisure spaces within the development. This is a testament to occupier confidence in Station Hill’s ongoing transformation into a vibrant and diverse destination. In total, approximately 95,000 sq ft of lifestyle-led retail and leisure space will be available for the community to enjoy. Interest in Station Hill remains high, with many looking to benefit from its prime location in the heart of Reading. The Station Hill team is actively pursuing opportunities to secure additional retail and F&B operators and looks forward to sharing further tenant updates soon.

Evan Reynolds, Development Director at Lincoln Property Company, stated, “Since the outset of Station Hill, our approach to retail leasing has been twofold: first, to target local heroes, ensuring that Station Hill celebrates Reading and avoids becoming just another identikit development filled with national chains; and second, to attract outstanding independents from London to Reading. These two new leases exemplify that strategy and will form the cornerstone to our placemaking and events strategy, which we are excited to roll out in 2025.”

Robert Robinson and Fabio Ferreira, co-founders of Notes, expressed their enthusiasm: “We are thrilled to bring our single-origin specialty coffee to Reading. We have been planning to expand outside of London, and Station Hill offers a unique blend of a travel hub, high-spec offices, and a vibrant local community. We are excited to be at the heart of this thriving area—a place to enjoy brunch, high-quality coffee, and unwind after work.”
